Terms and Conditions for Milton Farm Lodges


Price includes VAT, electricity, heating, bed linen, towels.

The lodges are available from 4pm on the date of entry and must be vacated by 10am at the end of your stay. If we do not have guests staying the night before you arrive, it may be possible for you to have access to the lodges at 2pm on the day of arrival. Otherwise you may be able to drop bags off earlier in the day. Please call us in advance to arrange this. 

Please leave the lodges in a clean and tidy condition, as you found them. All dishes must be washed and returned and all bins must be emptied. Items must not be moved between lodges in the event you book both lodges. Lodges are cleaned thoroughly between lets.

We recommend that you take out holiday insurance as bookings are non-refundable. By booking online or on the telephone you agree to the terms and conditions set out below. If the following requirements are not met, we reserve the right to cancel your booking with no refund at any time. Additionally, in respect of damage or theft, we reserve the right to make additional charges.

  • Apple and Plum Tree lodges are designed to sleep six people (if any more than 6 people will be present at any time during your stay, you must inform us in advance).
  • Snowdrop and Bluebell Tree lodges are designed to sleep two people (if any more than 2 people will be present at any time during your stay, you must inform us in advance).
  • The lodges are designed for all ages but any guest under the age of 18 must be accompanied by one adult. Babies and toddlers are welcome and cots and high chairs can be provided (if requested in advance).
  • No pets are permitted other than a maximum of 2 well behaved dogs in Apple and Plum Tree lodges (1 dog in Snowdrop and Bluebell lodges). Dogs must be kept off furniture and dogs must not be left unattended in the lodge unless they are in a dog crate. The lodges are situated on a working farm and all pets must be kept under control and must be kept on leads at all times when outside. There is an additional charge of £20 per dog to cover additional cleaning.
  • Strictly no smoking or vaping. Smoking and vaping is not permitted whatsoever within the lodges.
  • You will be liable for the cost of repair and or replacement of any breakage's or damages to the lodges or to property within the lodges. Additionally, you will be liable for extra cleaning costs if lodges are left requiring extra cleaning.
  • There is a Pre-Authorisation of £200 held on your bank card 1 day before arrival until 1 day after departure to cover all of the above. 
  • 25% of the total bill is payable at time of booking and is non refundable, with the balance due 28 days in advance of date of arrival. Last minute bookings are payable in full if within 28 days of arrival at time of verbal or written booking, the lodges will be held in your name for seven days by which time deposit or payment in full should be received. After seven days if payment is not received, we reserve the right to cancel the booking.
  • Payments must be made by credit or debit card online or over the telephone. Payments must be made in GBP. No other currencies will be accepted.
  • Any complaints should be made to Janice Sands at the Farm House where they will receive prompt attention
  • The proprietors accept no responsibility for the accident or injury to, illness of guests or any other persons whilst in the lodges or on Milton Farm, neither do they accept responsibility for any loss or damage to guests or other persons property, including vehicles whilst on site.
  • No sub-letting is permitted.
  • Under circumstances out with our control - for example, damage, theft, fire we will try to arrange alternative holiday accommodation with another provider, however we cannot guarantee that this will be possible. In these circumstances, the payment will be returned in full.
  • Indoor and Outdoor electrical power points are not to be used for charging electric vehicles.
